$25 million lifestyle destination at St James breaks ground.
South Australian developer Fairland is excited to announce that construction has started on a $25 million premium lifestyle precinct within its flagship St James community at Kidman Park.
A joint venture between local developers Thirteen Commercial and Dellta Projects, the project marks a significant milestone in the evolution of St James by bringing new lifestyle, residential and retail opportunities to the heart of Adelaide’s western suburbs.
At the heart of the 8000sqm mixed-use precinct on the corner of Findon and Valetta roads will be a striking two-level apartment and commercial building that combines apartment-living with modern convenience.
A prominent South Australian hospitality operator will anchor the ground floor commercial space, complemented by shops, fitness, offices and medical facilities, while the upper level will feature 16 generously sized one-bed and two-bedroom apartments.
A standalone early learning centre for up to 87 places – to be operated by a leading provider – will support the increasing demand for quality childcare and education services in the area, adding to St James’ appeal.
St James Project Director Aleck Whitham said every aspect of St James is being meticulously curated to reflect the premium, sustainable, destination-style living that Fairland is known for.

Thirteen Commercial director Anthony Lenzi said the intention with the new precinct, from the design outcome to the use of materials in construction and tenancy mix, is to avoid the ordinary and create something deserving of its premier location at the gateway to St James.

The Charles Sturt Council Assessment Panel unanimously approved the lifestyle precinct plans on November 19, clearing the way for site works to commence.
Staged building construction is scheduled to begin in early 2026, with the early learning centre expected to welcome children in early 2027. The entire precinct is anticipated to be completed within approximately 18 months.
At 11ha, St James is one of the largest urban infill residential developments in Adelaide’s western suburbs.
Located 5km between the city and the sea, the once-in-a-generation project will deliver more than 430 residences and 1.6ha of public open space that will seamlessly integrate with the natural charm of the River Torrens.
